From Vision to Reality: Unveiling Saudi Arabia’s Mega Projects Reshaping the Future

In the wake of record years for Saudi Arabia (KSA) and the United Arab Emirates (UAE), driven by high oil prices and capital expenditure, the KSA giga project program has emerged as a catalyst for unprecedented growth. The construction sector, bolstered by massive giga projects in KSA and a real estate revival in Dubai, has played a pivotal role in the region, further solidified by the Jafurah and Hail & Gasha gas projects in 2023.

At the heart of Saudi Arabia’s transformation is Vision 2030, a visionary initiative aimed at diversifying the economy. The colossal giga projects, orchestrated by the Public Investment Fund (PIF), are key contributors to this ambitious vision.

PIF subsidiaries are spearheading remarkable projects, including NEOM City, a tourism and industrial hub; AMAALA, a luxury coastal resort; The Red Sea Project, a vast coastal development; Qiddiya, an expansive entertainment city; and Diriyah Gate, a multifaceted residential, cultural, and retail development, representing the world’s largest downtown development with a budget exceeding $100 billion.

Diriyah Gate:

Diriyah Gate, financed through a mix of government funds, private sector investments, and foreign capital, aims to preserve UNESCO World Heritage Site At-Turaif. The restoration of the mud-brick city showcases materials and artifacts from the Kingdom’s royal, social, and cultural past. With $5 billion in awarded contracts, 26 projects under execution, and $11.4 billion in planned projects, Diriyah Gate stands as a testament to KSA’s commitment to historical preservation and cultural revitalization.

Diriyah Company is currently constructing a multi-level car park as part of the Diriyah Gate Investment Program, scheduled for completion by 2025. Phase 2 of the Diriyah gigaproject will introduce residential developments, hotels, a university, an opera house, academies, and more, with a $533 million contract expected to conclude by 2026.

Qiddiya:

Qiddiya, a 367 km2 exclusive entertainment destination, seeks to redirect tourism spending into the Kingdom. Financed by KSA’s sovereign wealth fund PIF, Qiddiya includes six individual areas like Eco Core, Resort Core, and Motion Zone. Notable projects, including Speed Park, Six Flags Theme Park, and Qiddiya Water Park, make up a substantial portion of the $6 billion worth of contracts awarded.

December 2023 witnessed a focus on planned and awarded giga projects, with design projects leading the way with a staggering $5.2 billion allocation, constituting 65% of the total investment.

Qiddiya Stadium, Six Flags Theme Park, Water Park, and a Formula 1 park are among the notable developments set to reshape the entertainment landscape. The anticipated inauguration of Prince Mohammed bin Salman Stadium in December 2026 highlights the ongoing commitment to sports and entertainment.
